Local Experience Built One Transaction at a Time

Rogeria Pereira has represented clients in residential purchases, property sales and rental transactions throughout northern, central and southern New Jersey. Her strongest transaction history is concentrated in Elizabeth, Linden, Newark, Union, Roselle and Hillside, with additional experience throughout Union County, Middlesex County, Essex County and surrounding areas.

This geographic experience helps clients work with a professional who understands that every municipality has its own pricing patterns, housing inventory, buyer demand and transaction challenges. Whether a client is purchasing, selling or renting, the goal is to provide clear guidance and a strategy based on the property, the local market and the client’s objectives. Transaction-counting methodology
Buyer-side and seller-side representation are counted as separate transactions. When both sides of one closing were represented, each side is counted. A later purchase or resale of the same property is also treated as a separate transaction. Rental transactions are included separately.

Experience for Buyers, Sellers and Rental Clients

A broad transaction history provides practical experience with different price points, municipalities,
contract situations and client needs. For sellers, that experience supports decisions involving pricing,
preparation, marketing, offer evaluation and negotiation. For buyers, it supports property analysis,
offer strategy, inspections, appraisal and the steps required to reach closing.

Rental transactions add another layer of local market experience by helping landlords and tenants
navigate property marketing, applicant review, lease preparation and occupancy.
